An appropriate state credential is one part of choosing a home appraiser. Property competence, scope and supported analysis matter alongside it.
A credential does not ensure that every party accepts a report or that it cannot be questioned. Explain any court-related requirements before engagement. A supported opinion can still be challenged or require clarification.
Independence concerns the assignment and professional conduct, not membership in a national network or acquaintance with lenders. Describe conflicts and intended users. Do not make a fee conditional on a requested value or outcome.
Ask about inspection scope, historical research, reporting, fee and deadline. Discuss confidentiality and any additional testimony explicitly. No guaranteed savings, zero-disclosure promise or reputation claim can replace knowing what the engagement includes.
Alpha’s routine residential service area is King, Snohomish and Skagit Counties. The property, intended use, effective date and users guide the scope. Commercial properties, personal possessions and business valuations are not included by a broad home-appraisal description.
Read the property description, analysis, assumptions and effective date. A value opinion does not promise a sale, settlement, assessment reduction or lender acceptance. If the purpose changes, ask whether new work is needed rather than automatically reusing the original report.
Send the property address, purpose, requested effective date, intended users, deadline and access contact. Describe the residence type, relevant records and requested deliverable. Mention acreage, accessory units, multiple parcels or unusual features so scope, fee and availability can be confirmed.
