King County Residential Appraisals: Purpose, Date and Property Fit

Alpha’s King County residential inquiries can concern estates, divorce, buyouts, sales or assessment evidence. Confirm the scope, users and date for each request.

State the decision the report supports

A private appraisal is not an automatic way to fulfill every legal condition or maximize financial benefits. Explain the requested use and effective date. The value opinion may differ from a desired result.

Verify the individual rather than a company-wide credential

Washington credentials apply to individual appraisers. Check current category and status and discuss property competence. A company description does not establish an entire certified team or a family-owned ten-year operating history.

Describe the King County residence

Provide the address, parcels and relevant improvements or rights. Mention a condominium, accessory unit or substantial alteration. County coverage does not imply acceptance of every residential assignment or suitability for all users.

Confirm the residential assignment

Alpha’s routine residential service area is King, Snohomish and Skagit Counties. The property, intended use, effective date and users guide the scope. Commercial properties, personal possessions and business valuations are not included by a broad home-appraisal description.

Use the report within its stated limits

Read the property description, analysis, assumptions and effective date. A value opinion does not promise a sale, settlement, assessment reduction or lender acceptance. If the purpose changes, ask whether new work is needed rather than automatically reusing the original report.

What should accompany a quote request?

Send the property address, purpose, requested effective date, intended users, deadline and access contact. Describe the residence type, relevant records and requested deliverable. Mention acreage, accessory units, multiple parcels or unusual features so scope, fee and availability can be confirmed.
