Capitol Hill Home Appraisals for Estates, Divorce and Tax Reviews

Which appraisal purpose fits your decision?

A residential appraisal develops an independent value opinion for an identified Capitol Hill property or specifically defined real estate interest. The intended use, intended users, effective date and property interest should be agreed before the assignment. Alpha Appraisal does not appraise businesses, personal property or commercial real estate, and an appraisal does not predict future investment returns.

Estate and retrospective appraisal dates

An estate assignment may require a current value or a retrospective value as of a historical date. A date-of-death appraisal is one type of retrospective assignment; it is not a forecast or a valuation of every estate asset. The executor, attorney or tax adviser should confirm the required date and report users. The appraiser does not determine legal deadlines, tax liability or how an estate must be distributed.

Divorce and co-owner buyout appraisals

A divorce or buyout appraisal can support value discussions for the identified real estate interest. It does not determine custody, legal ownership, marital-property division, mortgage payoff or either party's final equity. If the parties need different valuation dates or reporting requirements, define that scope before scheduling. Acceptance by another party or a court and the final settlement result cannot be promised.

Property-tax assessment review

A property-tax appraisal may help an owner compare an assessment with market evidence for the relevant valuation date. The assessor or reviewing authority sets current filing rules, deadlines and evidence requirements. An appraisal does not guarantee that an assessment or tax bill will be reduced; confirm the current process before ordering.

Prepare property-specific information

Send the address, property type, ownership interest, renovation and permit history, known condition issues and any deadline. For a condominium, include the unit, parking and storage interests plus available association documents and information about major projects or special assessments. For a retrospective assignment, prior photographs, listings, repair records and other date-relevant documents can help establish historical condition.

Request a residential appraisal quote

Residential appraisals start at $695. Final fees and timing depend on complexity, intended use, effective date and scope. Send the property address, purpose, valuation date, intended users and deadline. Scope, fee and availability are discussed before scheduling.
