A Concrete home appraisal can support divorce settlement or a spouse buyout with an independent residential value opinion. Define the property, intended use, users and effective date before engagement; the report does not decide the legal allocation.
Describe the residence, site and relevant improvements, including any additional units, outbuildings or multiple parcels. Confirm unusual uses before ordering. A residential appraisal does not automatically cover commercial operations, business interests or personal property. Our divorce appraisal guidance explains the value question that a scoped engagement can address.
Specify whether the request concerns current value or a particular historical date. Inspection and report dates are separate from the effective date. If past value is needed, consult the retrospective home appraisal guide and provide evidence of the property as it existed then. Later construction or damage must be considered separately.
It supplies the defined value input, not a legal entitlement or guaranteed return. A buyout can depend on debt, rights, reimbursements and agreed terms. Use the co-owner and family buyout guide to distinguish those inputs, and ask counsel to resolve allocation questions. The appraiser should not be instructed to reach a preferred value.
Tell the appraiser before scheduling about restricted access, occupants, unfinished work or missing historical records. Provide available photographs, plans and relevant descriptions. Those limits may affect what assignment is feasible and how the report explains its assumptions. Do not assume that an inspection verifies every concealed condition.
The Town of Concrete land-use permit procedures identifies the town's land-use application procedures. Establish whether the subject is within town jurisdiction before seeking records, and use the appropriate county resources when needed. Permit documents can help describe changes but do not themselves establish market value or certify boundaries and compliance.
Send the address, parcel information, residential property type, purpose, value date, intended users, deadline and access contact. Mention complex improvements and any existing report. Request a residential appraisal quote for an assignment-specific quote. Alpha Appraisal serves King, Snohomish and Skagit Counties; no particular value, delivery interval or settlement result is guaranteed.
