SeaTac Date-of-Death Appraisals: Historical Residential Value

A SeaTac date-of-death appraisal addresses the property and market on the specified past date. It is different from an up-to-date sale-value opinion.

Which date does the estate actually need?

Confirm the death date and intended use with the estate’s advisers. A historical report can be prepared later. If the estate also plans a sale, ask whether a separate current value is needed rather than treating the earlier opinion as today’s asking-price recommendation.

Avoid unsupported local market assumptions

This guide does not claim SeaTac prices currently fluctuate faster than elsewhere. Market evidence must relate to the residence and requested period. A city-level growth assertion cannot substitute for analysis of the property’s competing market at that date.

Describe changes after death

List remodeling, repairs, damage or removals with their dates, and provide earlier photographs or records. A current visit can help understand the residence, but historical conclusions need support. Explain access limitations if the property has already changed hands.

How is historical condition supported?

A past-date opinion uses evidence about the property and market at that date. Dated photographs, listings, permits, repair records and prior reports can help. Disclose later changes and missing records; a present inspection alone cannot establish every earlier condition.

What remains with the estate’s advisers?

The appraiser provides the specified residential real-property value opinion. The estate’s advisers determine which date and documentation are needed, and address ownership, distribution and tax treatment. No universal appraisal mandate, tax result or acceptance by a court is promised.

What should accompany a quote request?

Send the property address, purpose, requested effective date, intended users, deadline and access contact. Describe the estate’s requested interest, historical records and any proposed sale or buyout. Mention acreage, accessory units, multiple parcels or unusual features so scope, fee and availability can be confirmed.
