A residential divorce appraisal develops an independent value opinion for an identified property or real estate interest as of an agreed effective date. It can support a property settlement, a spouse or co-owner buyout, mediation or attorney review. The appraisal does not decide how property should be divided, determine either party’s legal rights or guarantee a settlement outcome.
A current appraisal can support a proposed sale or buyout based on present market evidence. A retrospective appraisal addresses an agreed earlier date when the assignment requires historical value. Confirm the effective date, intended use and report users before ordering. For a historical date, provide dated photographs, prior listings, repair records and other available evidence of the home’s condition at that time.
No. A real property value opinion does not calculate every component of equity or establish the final payment between spouses. Mortgage balances, liens, transaction costs, credits and the parties’ legal or negotiated allocation are separate. If the assignment concerns less than the entire property interest, identify that interest and discuss the scope before engagement.
Send the address and parcel number plus available plans and permits for additions, remodels, an accessory dwelling unit, separate living areas or changes in use. Bellevue Development Services records include permitted building construction, plans and land-use files, while King County property records can help confirm parcel and assessment information. Records inform the analysis but do not replace an inspection or prove that every improvement is permitted.
The appropriate service may be a new appraisal or a residential appraisal review. A review evaluates the other report’s scope, reasoning, data and conclusions for the defined intended use; it does not promise a different value. Tell us whether both parties, counsel, a mediator or another adviser will use the report so the engagement can identify the correct users and assignment conditions.
Send the property address, property type, purpose, effective date, intended users, deadline and access contact. Mention multiple parcels, condominium rights, additions, separate living areas, known site issues and any need for a retrospective opinion or review. Residential appraisal fees start at $695; the final fee and timing depend on complexity and scope. Alpha Appraisal serves King, Snohomish and Skagit Counties.
