Short answer: Define whether a North Bend divorce appraisal needs current value, a retrospective date or review of an existing residential appraisal.
The effective date determines when the value opinion applies. A current settlement question and a historical marital-property question may require different dates. The inspection can occur later, but the analysis must remain tied to the stated effective date.
Prior listings, photographs, permits, repair records and earlier appraisals may help reconstruct condition. Identify renovations, damage or additions completed after the effective date. Current observation alone cannot establish every characteristic of the home years earlier.
It can provide an independent residential property-value opinion for identified users. It does not decide property classification, ownership percentages, debt allocation or the payment needed for a spouse buyout. Those terms should be handled separately.
Identify the exact concern: property facts, method, adjustment, effective date, assumptions or reconciliation. An appraisal review evaluates the existing report under a defined scope. A new appraisal is a different assignment and should not be assumed necessary.
King County Parcel Viewer links assessor and parcel information. Applicable city or county permit records may document improvements. Confirm jurisdiction and match the record date to the valuation question before drawing conclusions.
Send the address, purpose, requested date, intended users, deadline and access contact. Disclose accessory units, acreage, multiple parcels, condition problems and existing reports. Include written legal instructions only when they help define the appraisal assignment.
