Whidbey Island Divorce Appraisals: Confirm Coverage and Scope

A Whidbey Island divorce valuation requires a defined residential interest and date. Confirm location coverage before relying on a report deadline.

Check service availability first

Whidbey Island is in Island County, beyond Alpha’s routine King, Snohomish and Skagit County coverage. Send the property location, purpose and deadline for an explicit fit check. This guide does not represent guaranteed island service or a Whidbey office.

Identify the value question with counsel

State whether the property may be sold, one spouse may buy out the other or a historical value is requested. The appraisal develops the scoped residential opinion. Counsel addresses ownership, settlement procedure and any requirements of the proceeding.

Supply the property rights and access details

Confirm the parcels, residence, access contact and interest being valued. Provide any lease or title documents relevant to that interest. Mortgage statements may inform a separate debt calculation; the loan balance itself is not evidence of the residence’s market value.

What does the report establish?

The residential appraisal develops a value opinion for the agreed property interest, effective date and intended users. It does not divide marital assets, calculate every settlement payment or guarantee that the parties or a court will agree. Legal and lending requirements should be confirmed separately.

What if an earlier date is requested?

Provide records that describe the residence at that date, including photographs, permits and renovation history. Explain later changes. The report and inspection may occur after the effective date; historical research should not silently substitute today’s condition or market for the earlier facts.

What should accompany a quote request?

Send the property address, purpose, requested effective date, intended users, deadline and access contact. Describe the residence, access arrangements and any instructions from counsel. Mention acreage, accessory units, multiple parcels or unusual features so scope, fee and availability can be confirmed.
