A Black Diamond residential appraisal develops value evidence for an agreed interest and date. It does not guarantee a fair settlement or a fast turnaround.
A private divorce valuation is not automatically governed by VA loan methodology. Counsel identifies the proceeding’s needs and intended users. The residential report does not appraise liabilities or provide property-law advice.
Describe the actual residence, site, improvements and condition. A claim of recent citywide growth cannot establish value for a particular home or historical date. Property-specific evidence and the competing market matter.
Supply access details and relevant records. Ask whether testimony or a review of another report is needed. No decade of local work, unmatched staff expertise, guaranteed fees or automatic satisfaction is represented.
The residential appraisal develops a value opinion for the agreed property interest, effective date and intended users. It does not divide marital assets, calculate every settlement payment or guarantee that the parties or a court will agree. Legal and lending requirements should be confirmed separately.
Provide records that describe the residence at that date, including photographs, permits and renovation history. Explain later changes. The report and inspection may occur after the effective date; historical research should not silently substitute today’s condition or market for the earlier facts.
Send the property address, purpose, requested effective date, intended users, deadline and access contact. Describe the residence, access arrangements and any instructions from counsel. Mention acreage, accessory units, multiple parcels or unusual features so scope, fee and availability can be confirmed.
