Anacortes Assessment Appraisals: Supported Value Evidence

An Anacortes assessment appraisal may support a Skagit County valuation petition. An independent value report is evidence, not a promise to win.

Identify the valuation disagreement

State the assessed amount, property and relevant date, then explain what you believe is wrong. Do not assume hiring an appraiser is required in every appeal or that accuracy alone guarantees the Board will accept the owner’s requested value.

Check the notice and the Board’s current petition and evidence requirements. An assessor discussion and formal petition are different steps. Complete the required filing rather than relying on a report to initiate an appeal by itself.

Which date and authority apply?

The report must address the assessment’s relevant valuation date, which can differ from the inspection and report dates. The county’s appeal authority decides the petition. An informal record inquiry, private appraisal and formal petition serve different functions; check the official requirements for your notice.

What outcome can be promised?

An independent appraisal supplies a supported residential value opinion. It does not set tax rates, award exemptions or guarantee a changed assessment or lower bill. Ask the county about filing requirements and the appropriate adviser about legal or tax questions.

What should accompany a quote request?

Send the property address, purpose, requested effective date, intended users, deadline and access contact. Describe the assessment notice, parcel and disputed property facts. Mention acreage, accessory units, multiple parcels or unusual features so scope, fee and availability can be confirmed.
