A Lake Stevens estate appraisal values the specified residential real estate. It does not include personal belongings, business interests or every estate asset.
Provide the address, parcel and residential interest to be valued. Identify accessory dwellings, detached buildings and any additional parcels. The assignment should specify what real estate is included; an estate label does not expand the work to art, securities or intellectual property.
Planning during an owner’s lifetime may use a current date. Administration after death may require a historical date, while a later sale or sibling buyout can require another current opinion. Ask the estate’s advisers which decision the report is intended to support.
List remodeling, repairs or damage with their dates. Earlier photographs, permits and listings can help describe what existed when the value is requested. Tell the appraiser when records are missing rather than assuming the current inspection answers the historical question.
A past-date opinion uses evidence about the property and market at that date. Dated photographs, listings, permits, repair records and prior reports can help. Disclose later changes and missing records; a present inspection alone cannot establish every earlier condition.
The appraiser provides the specified residential real-property value opinion. The estate’s advisers determine which date and documentation are needed, and address ownership, distribution and tax treatment. No universal appraisal mandate, tax result or acceptance by a court is promised.
Send the property address, purpose, requested effective date, intended users, deadline and access contact. Describe the estate’s requested interest, historical records and any proposed sale or buyout. Mention acreage, accessory units, multiple parcels or unusual features so scope, fee and availability can be confirmed.
