Choosing a Residential Appraiser in King, Snohomish and Skagit

Short answer: Use purpose, property type, service area, credential status and report users to choose a residential appraiser for a private assignment.

Start with the appraisal decision, not a “near me” search

Explain whether the assignment concerns divorce, estate, date of death, co-owner buyout, pre-listing planning, property assessment or review of an existing report. The same address can require a different value date, client, intended users and report scope for each purpose.

Verify the individual appraiser’s credential

Check current Washington credential status and the national registry. A company name or marketing phrase does not establish the credential held by the person signing the report. Credential level also does not guarantee a requested number or acceptance by every user.

Confirm residential and geographic competency

Describe the property type, location and unusual features. Acreage, waterfront, accessory units, complex ownership or multiple parcels may require additional research. Alpha Appraisal’s website scope is residential work in King, Snohomish and Skagit Counties, not commercial appraisal services.

Match the appraiser to the intended use

Divorce, estate, retrospective, assessment and appraisal-review assignments involve different instructions. Ask whether the appraiser understands the requested purpose and can produce a report appropriate for the identified users. A mortgage lender may require its own ordering channel.

Ask what evidence and access are needed

Provide known condition issues, renovations, permits, plans and historical records when relevant. The appraisal inspection supports valuation; it is not a comprehensive home, engineering or environmental inspection. Missing access or documentation can affect the accepted scope.

Request a quote with complete inputs

Send the address, property type, purpose, effective date, intended users, deadline and access contact. Mention any existing appraisal and the specific disagreement. A responsible quote should confirm assignment fit, scope, fee and timing before engagement.
