A residential appraisal develops an independent value opinion for an identified property or real estate interest as of an agreed effective date. It can support estate administration, a spouse or co-owner buyout, private sale planning or a property-tax assessment review. Alpha Appraisal's scope is residential real estate; it does not include businesses, commercial buildings, personal possessions or every asset in an estate.
A date-of-death appraisal addresses that specified historical date. Other retrospective assignments may use a different earlier date. A current value for a sale or buyout answers a separate question. Confirm the date, intended use and intended users with the personal representative or relevant adviser. Provide dated photographs, prior listings, permits and repair records, and identify changes made after the requested date.
Send information about additions, an ADU, finished lower-level space, permits and known condition issues. Explain ownership of any separate parcel or shared access. Seattle Public Utilities identifies the Pinehurst Green Grid as a completed neighborhood drainage project. That does not establish drainage conditions at a particular property. Report known water intrusion, drainage work and site limitations so the property-specific scope can address them.
The appraiser researches market evidence relevant to the property and effective date, verifies available information and explains the valuation analysis. The suitability of the sales comparison, cost and income approaches depends on the assignment and available evidence; every approach is not automatically required or equally useful. A value opinion does not guarantee future resale performance or remove all uncertainty.
A divorce appraisal does not decide ownership rights, custody, asset division or the final buyout payment. Mortgage balances and negotiated credits are separate financial inputs. An estate appraisal does not determine inheritance shares, tax liability or whether probate is required. A property-tax appraisal may support a valuation challenge but does not guarantee a lower assessment or tax bill. Check King County's current process and evidence requirements before ordering.
Send the address, property type, purpose, valuation date, intended users, deadline and access contact. Mention additions, historical-record gaps, multiple parcels and unusual site features. Residential appraisals start at $695; final fees and availability depend on complexity and scope. Alpha Appraisal serves King, Snohomish and Skagit Counties.
