Southcenter and Tukwila Home Appraisals for Private Decisions

Is Southcenter part of Seattle?

Southcenter is in Tukwila, not Seattle. The City of Tukwila describes the Southcenter area within the Tukwila Urban Center. Before an appraisal is scoped, confirm the exact street address, parcel or condominium unit, and municipal jurisdiction. A Southcenter mailing reference does not replace verification of the identified property.

What residential appraisal question do you need answered?

A residential appraisal should address a defined property interest, intended use, effective date and set of intended users. Private assignments may support a divorce property discussion, estate administration, an inherited-home decision, a co-owner buyout, a prelisting decision or a separately scoped appraisal review. Because Southcenter includes extensive commercial and higher-density development, confirm that the property and assignment fall within Alpha Appraisal’s residential scope before scheduling. Commercial-property valuation requires an appropriately qualified commercial provider.

Which value date should the report address?

Current and retrospective appraisals answer different questions. A planned sale or present-day buyout may require current value. An estate or another legal matter may require value as of an earlier date. Confirm the required date, client, intended users and reporting requirements with the relevant advisers before engagement. For a historical assignment, gather dated photographs, prior listings, permits and records of changes made after the requested date.

Which property and permit records are useful?

King County Parcel Viewer can help identify parcel information and links to assessor records. Tukwila maintains permit and land-use records through its Department of Community Development and public-record systems. Provide available permits, condominium or association documents, plans and records of additions or separate living areas. Mention multiple parcels, unusual access, significant condition issues or a disputed property description when requesting scope.

What does a residential appraisal not decide?

An appraisal does not decide inheritance shares, divorce terms, ownership rights, tax liability or whether probate is required. Appraised value is also different from equity, a negotiated buyout payment and an assessed tax amount. Ordering an appraisal does not guarantee acceptance by every party, a court, a lender or a taxing authority. If another appraisal is disputed, a residential appraisal review must be scoped separately from a new value opinion.

What should you send for a quote?

Send the property address, parcel or unit identifier, appraisal purpose, requested effective date, intended users, deadline and access contact. Describe the residential property type and any acreage, additional parcels, accessory living areas, major condition issues or existing reports. Alpha Appraisal serves residential assignments in King, Snohomish and Skagit Counties. Residential appraisal fees start at $695; final fees and timing depend on the property, date, complexity and agreed scope.
