Ballard Home Appraisals: Estate, Divorce and Assessment Uses

A Ballard residential appraisal begins with the intended decision and date. Estate, divorce and assessment reports are distinct uses of value evidence.

Define the Seattle residence

Identify the address, parcel and residential interest. Provide plans, permits and information about accessory units or substantial alterations. A neighborhood service guide does not promise every property type or a Ballard office.

Choose historical or current estate value

The estate’s advisers may need value at death, while a later sale or sibling buyout calls for a different date. A residential opinion does not distribute inheritance or calculate taxes. No universal probate-court report requirement is assumed.

Assessment evidence does not promise savings

Use King County’s current Board instructions for the notice and value date. An appraisal can be relevant evidence but does not guarantee thousands in annual savings. Divorce negotiations and lender orders require their own scope review.

Confirm the residential assignment

Alpha’s routine residential service area is King, Snohomish and Skagit Counties. The property, intended use, effective date and users guide the scope. Commercial properties, personal possessions and business valuations are not included by a broad home-appraisal description.

Use the report within its stated limits

Read the property description, analysis, assumptions and effective date. A value opinion does not promise a sale, settlement, assessment reduction or lender acceptance. If the purpose changes, ask whether new work is needed rather than automatically reusing the original report.

What should accompany a quote request?

Send the property address, purpose, requested effective date, intended users, deadline and access contact. Describe the residence type, relevant records and requested deliverable. Mention acreage, accessory units, multiple parcels or unusual features so scope, fee and availability can be confirmed.
