A residential appraisal develops an independent value opinion for a defined property or specifically scoped real estate interest as of an effective date. It can support divorce property discussions or spouse-buyout planning. It does not determine legal rights, resolve every dispute or promise the highest value for one party.
Confirm the effective date, intended use and report requirements with counsel before ordering. A current appraisal and an earlier-date appraisal address different markets and potentially different property condition. If historical value is needed, provide dated photographs, prior listings and renovation or repair records. Identify changes after the requested date.
No. A value opinion is distinct from mortgage balances, equity, ownership shares and the terms of an agreement. A whole-property appraisal also does not automatically determine the value of a partial interest. The parties and their advisers define how the valuation will be used in the settlement.
Provide the exact address and parcel information. Describe acreage, additional parcels, outbuildings, manufactured housing, separate living areas and material condition issues when applicable. These are property-specific inputs, not assumptions about every Sedro-Woolley home. Supply available permits and other records, and distinguish what existed on the effective date from later changes.
Identify the client, intended users and authorized property contact at engagement. Discuss access arrangements, report delivery and deadlines before scheduling. An appraisal is not a title opinion or legal filing service. It does not guarantee that both parties or a court will accept the result. If an existing report is disputed, ask whether a separate appraisal review fits the question.
Send the address, purpose, requested date, intended users, deadline and relevant property details. Alpha Appraisal serves residential assignments in Skagit, Snohomish and King Counties. Residential appraisal fees start at $695; the final fee and timing depend on complexity, date and agreed scope. Call 425-753-1971 or email dustin.labrasseur@gmail.com.
