A review can examine the property description, effective date, scope, data, analysis and support for an appraisal’s conclusions. The engagement identifies which parts of the report will be reviewed and how much independent research is needed. A disagreement with a value conclusion does not, by itself, demonstrate an error.

First compare property interests, effective dates, intended uses, assumptions and scopes. Then examine property characteristics, measured areas, condition, comparable selection, adjustments and reconciliation. Averaging two conclusions does not explain their differences. A review can identify supported strengths, material omissions and questions that require further investigation.
Two reports for the same home reach different values, but one addresses today and the other a date two years earlier. Before comparing their conclusions, confirm each report’s effective date, property condition and intended use. A difference may reflect different assignments rather than an error. Describe the property, reason for the review, reports involved, intended users and deadline. After engagement and instructions for secure delivery, provide complete reports with addenda, sketches and relevant records. Identify specific concerns without requesting a predetermined conclusion. Keep confidential legal and financial documents out of the initial quote form.
The need for inspection and independent market research depends on the assignment. A historical review must address the relevant effective date and available evidence. Review fees and timing are quoted for the report volume, complexity and agreed scope. An appraisal review does not decide legal rights or guarantee a settlement outcome.
