A residential appraisal develops a value opinion for the identified property or separately scoped real estate interest as of a specified date. It can inform divorce negotiations or a spouse buyout. It does not determine ownership rights, divide marital assets or decide the settlement amount.
No. Home value and equity are different. Mortgage balances, other agreed obligations and settlement terms may affect a buyout calculation. Attorneys and other appropriate advisers determine how the appraisal is used; the appraiser does not promise a payment amount or advocate for a higher or lower value.
Confirm the effective date, intended use, intended users and any report requirements with counsel before engagement. Current value and retrospective value answer different questions. If a historical date is needed, provide dated photographs, earlier listings, repair records and information about changes since that date.
Identify the property type, address and parcel information. Describe additions, separate living areas, unusual lot features and condition issues when applicable. For a condominium, provide available unit, parking, storage and association information relevant to the assignment. The appraiser analyzes relevant market evidence rather than applying a single citywide value assumption.
Agree on the requested scope and access arrangements before scheduling. Share relevant property records and identify who may use the report. Tell the appraiser about the deadline and any specific questions requiring clarification. An appraisal does not guarantee agreement between the parties or acceptance by a court.
