Kent Assessment Appeals: Residential Appraisal Evidence

A Kent assessed-value dispute needs evidence for the relevant date and King County petition. A home appraisal is not a promise of lower taxes.

Keep residential and business scope separate

This guide concerns residential real estate. Business valuation, commercial properties and other assets are not included in a home-appraisal request. Identify the residence and all parcels so property fit can be checked.

An appraisal is not universally required

Read the Board’s petition and evidence instructions before deciding what support to obtain. A private report may help address a valuation issue, but does not itself file an appeal or prove the owner’s proposed number.

Use relevant value rather than a trend alone

A change in value over time is not the same as the value at the assessment date. Explain the disputed characteristics or historical condition. The report should answer that defined question rather than maximize the chance of a preferred result.

Which date and authority apply?

The report must address the assessment’s relevant valuation date, which can differ from the inspection and report dates. The county’s appeal authority decides the petition. An informal record inquiry, private appraisal and formal petition serve different functions; check the official requirements for your notice.

What outcome can be promised?

An independent appraisal supplies a supported residential value opinion. It does not set tax rates, award exemptions or guarantee a changed assessment or lower bill. Ask the county about filing requirements and the appropriate adviser about legal or tax questions.

What should accompany a quote request?

Send the property address, purpose, requested effective date, intended users, deadline and access contact. Describe the assessment notice, parcel and disputed property facts. Mention acreage, accessory units, multiple parcels or unusual features so scope, fee and availability can be confirmed.
