Residential Appraisals for Divorce, Estates and Pre-Listing

Updated October 7, 2026.

Divorce, estate and pre-listing reports support different residential decisions. Confirm the property, effective date and users rather than reusing a report blindly.

Divorce value is one settlement input

A report can document the specified home value for a buyout or settlement discussion. It does not automatically become court-recognized, decide each spouse’s entitlement or satisfy a refinancing lender. Counsel and the lender should confirm their own requirements.

An estate may need more than one date

A historical date-of-death opinion and a current sale or heir-buyout opinion answer different questions. Ask the estate’s advisers which documentation is needed. An appraisal does not universally establish a step-up, minimize tax or replace the legal administration of the estate.

Pre-listing value is not a promised price

An independent opinion can help a seller understand value for its effective date. It does not guarantee stronger offers, profit, buyer confidence or a particular marketing period. Marketing strategy and any later changes remain separate considerations.

Confirm the residential assignment

Alpha’s routine residential service area is King, Snohomish and Skagit Counties. The property, intended use, effective date and users guide the scope. Commercial properties, personal possessions and business valuations are not included by a broad home-appraisal description.

Use the report within its stated limits

Read the property description, analysis, assumptions and effective date. A value opinion does not promise a sale, settlement, assessment reduction or lender acceptance. If the purpose changes, ask whether new work is needed rather than automatically reusing the original report.

What should accompany a quote request?

Send the property address, purpose, requested effective date, intended users, deadline and access contact. Describe the residence type, relevant records and requested deliverable. Mention acreage, accessory units, multiple parcels or unusual features so scope, fee and availability can be confirmed.
