An independent residential appraisal develops a value opinion for an identified property or real estate interest as of an agreed effective date. Start with the decision: estate records, a spouse or sibling buyout, private sale planning, an appraisal review or a property-tax assessment challenge. Alpha Appraisal's residential scope does not include businesses, commercial buildings, personal possessions or every asset in an estate.
A date-of-death appraisal addresses that specified historical date, not an unspecified time shortly before death. Other retrospective assignments address other agreed earlier dates. A current value for selling an inherited home answers a different question. Confirm the date, intended use and report users with the personal representative or relevant adviser before ordering. A value opinion does not determine inheritance shares or tax liability.
Provide plans and available permits for additions, an ADU, finished lower-level space and changes in use. Seattle's Research a Project, Permit, or Property page identifies tools for site and permit research. Records help clarify what exists, when work occurred and what still needs verification. Do not assume advertised living area, construction cost or a neighborhood-wide rule establishes the property's value.
If the property is near Lake Union, disclose shoreline, access and other known site conditions. Seattle's Shoreline Master Program applies to designated shoreline areas; the Wallingford neighborhood name alone does not establish a parcel's restrictions. Describe a view and known obstructions rather than assuming every nearby home receives the same premium. The appraiser evaluates the specific property's characteristics and relevant market evidence.
An appraisal does not guarantee a fair divorce settlement, a tax reduction, a sale price or a return on renovations. Mortgage balances, negotiated credits and legal allocation are separate from the value opinion. For a property-tax review, check King County's current process and the valuation date before ordering. For a proposed remodel, discuss whether an as-is or specifically defined prospective assignment is needed; a current appraisal does not promise the future value of completed work.
Send the address, property type, purpose, valuation date, intended users, deadline and access contact. Mention multiple parcels, condominium rights, additions, separate living areas, site issues and historical-record gaps. Provide dated photographs, prior listings and repair records if an earlier date is required. Residential appraisals start at $695; final fees and availability depend on complexity and scope. Alpha Appraisal serves King, Snohomish and Skagit Counties.
