For a Bellevue appraisal, evaluate the individual appraiser, property fit and proposed scope. Local proximity alone does not guarantee a credible value opinion.

Ask how your property will be analyzed

Identify the residence type, parcel or condominium unit and unusual features. Discuss how the appraiser will understand the relevant competing market. A Bellevue city name or local office does not replace analysis of the actual property and its effective date.

Bring documented facts, not promotional claims

Provide permits, plans, renovation dates, association documents and known restrictions. If a record conflicts with the observed residence, flag it. Claims that someone knows every local code or always produces the most accurate value are not useful engagement criteria.

Compare the proposed deliverables

Read the property description, analysis, assumptions and effective date. A value opinion does not promise a sale, settlement, assessment reduction or lender acceptance. If the purpose changes, ask whether new work is needed rather than automatically reusing the original report.

What should accompany a quote request?

Send the property address, purpose, requested effective date, intended users, deadline and access contact. Describe the residence type, relevant records and requested deliverable. Mention acreage, accessory units, multiple parcels or unusual features so scope, fee and availability can be confirmed.
