A residential appraisal develops a documented value opinion for an identified property, intended use and effective date. Alpha Appraisal serves Beacon Hill within its King County coverage through a Washington certified residential appraiser.
An appraisal may support divorce settlement discussions, a spouse or co-owner buyout, an estate or inherited-home decision, a private sale or purchase, or a review of a property-tax assessment. The appraisal provides valuation analysis; it does not divide marital assets, determine ownership rights, decide whether probate is required, calculate taxes or guarantee an assessment change.
A current appraisal and a retrospective appraisal answer different questions. A date-of-death appraisal is a retrospective appraisal with the date of death as the effective date. A divorce matter may require current value, historical value or both, depending on the assignment. Confirm the date, intended users and any case-specific reporting requirements with counsel or other advisers before ordering.
For a property-tax review, confirm the assessor’s valuation date, filing deadline and evidence requirements before commissioning an appraisal. An appraisal is not automatically required and does not guarantee a lower assessed value or tax bill.
Provide the property address, property type, known condition issues and records of additions or renovations. Identify condominium ownership, an ADU or separate living area, multiple parcels, unusual site features or other complexity. For a historical valuation, share prior photographs, listings, permits, repair records and information about changes made after the effective date.
The appraiser researches market evidence relevant to the property and effective date, verifies available property information and explains the analysis in the report. A broker price opinion or comparative market analysis is not the same service as an appraisal, and no outcome is promised.
Residential appraisals start at $695. Final fees and timing depend on property complexity, intended use, effective date and scope. Send the address, purpose, valuation date, intended users and deadline. Scope, fee and availability are discussed before scheduling.
